Session 1: Financing Stabilized Properties in the New Market
The market has changed, and the rules have changed. Attendees will learn the most up to date fundamentals of how to analyze stabilized commercial real estate properties. The course will focus on the changing capital market environment and how lenders will underwrite loans now and in the future. You will learn how to make your projects stand out and look the best to the lending community.
The course will cover:
- Understanding the basics: NOI, LTV, debt service coverage, cap rates, return on equity, cash on cash returns, etc.
- Understanding real estate cash flow: Debt component, equity component

Session 2: Creating Wealth in Commercial Real Estate – Buying Distressed & Value Added Properties
Distressed real estate markets are the best markets for wealth creation. This course examines how to analyze, buy, and monetize your investments in distressed/un-stabilized properties. This includes situations such as empty buildings, partially leased buildings, and properties with stressed rent rolls.
This course will cover:
- Buying the property: Key metrics that tell you if it is a good deal or a bad deal
- How to improve the property and increase value
- How to analyze the purchase price: Is it too high? Key tests you need to know before you buy
- The key driver of value added real estate: Make it work for you
- How to finance your acquisition: Capital structure options

Session 3: Structuring the Deal – Raising Equity and Structuring Equity for your Real Estate Deal
In today’s market, equity is scarce and selective. This course examines, in depth, how to structure equity investments in commercial real estate. This course gives the students inside knowledge on how equity investment decisions are made and tips on how best to structure a real estate joint venture transaction.
This course will cover:
- How equity investors analyze your deal proposals
- How to structure your next joint venture
- Using equity in a distressed acquisition
- Deep dive into: Preferred returns, IRR’s, waterfalls, promote structures, co-investment requirements and profit metrics
- Key metrics for telling good deals from bad deals
- Where to find equity and mezzanine capital today

Session 4: Distressed Real Estate – How to Profit from the Downturn
Distressed assets are now the name of the game. This is the first distressed real estate market since the early 1990’s. If you did not participate in the early 1990’s or need a refresher course, this is a “must have” course. This course will teach the basics to the advanced techniques of distressed asset management and loan workouts. The course features real life “how to’s” as well as a deep dive into distress by real estate asset class.
This course will cover:
- The basics of distressed investing
- The basics of loan restructuring
- How to find distressed deals
- Distressed asset classes: Issues & valuation methods for the distressed investor

Burns School of Real Estate and Construction Management) and the Denver Metro Commercial Board of REALTORS® (DMCAR) have presented the Rocky Mountain Commercial Real Estate EXPO and Fall Forecast (EXPO) to the Metro Denver commercial real estate industry. Each year the EXPO is draped in an interesting theme that is exciting and timely to the commercial real estate business. This year’s theme is The Future City Beautiful. The City Beautiful Movement has its roots in the radical redesign in the 1860’s of Paris. Transforming much of the medieval city with broad tree lined streets, including parks, public monuments and buildings. Later, as a result of the 1893 Chicago Columbian Exposition (World’s Fair), The City Beautiful Movement found a foothold in the United States. The Exposition’s canals, plazas, landscaping and neoclassic buildings created the famed “White City.” The Chicago Columbian Exposition influenced greatly many of the leaders of the day, including the Mayor of Denver at the time, Robert Walter Speer. Mayor Speer transplanted the City Beautiful movement to Denver. It is in this spirit that the 2009 Rocky Mountain Commercial Real Estate EXPO and Fall Forecast is themed, “The Future City Beautiful.”The overriding key to the program is the word “future”. Speakers and programs will all surround the concept of what a perfect or “beautiful” functioning city will look like in the future. How we will all work, interact and move around the cities of the future.
